Property developer BUWOG has begun building three apartment buildings in the sustainable timber hybrid construction in Berlin. The BUWOG DECK 3 project is the latest part of the multiple award-winning 52° Nord development on the banks of the Dahme.
The 47 new condominiums in total have two to five rooms and floor areas ranging from around 55 m² to 141 m². The focus is on family-friendly three- to four-room apartments. Depending on their location, all of the apartments have a balcony, terrace or garden area and are embedded in a green landscape.
The project places the renewable raw material timber at the visual focus of attention, thus attractively putting architectural sustainability into practice. BUWOG is a member of COALITION for TIMBER CONSTRUCTION, an initiative for sustainable and modern timber construction. BUWOG will build at least 20 percent of its development pipeline of around 55,000 apartments under construction and in planning with timber – an important part of the solution to reduce CO2 in new construction. The timber-hybrid construction method used for BUWOG DECK 3 significantly reduces the use of reinforced concrete. Instead, the renewable raw material timber is used: the innovative Dura-Patina timber façade of the buildings consists of naturally pre-weathered timber cladding. Silver fir from the certified timber industry is used. The walls are also insulated with a natural material made from cellulose and wastepaper. With excellent insulation values, these low-energy houses comply with the current KfW-40-NH standard, which means that buyers can apply for subsidies and therefore significantly reduce their monthly costs. BUWOG already successfully implemented this timber-hybrid construction method in two other construction phases within the 52° Nord development, which were completed and occupied in 2020 and 2022.
The idea of sustainability runs through many of the details of these apartment buildings: for example, the rooftops of BUWOG DECK 3 feature extensive greenery, which can store rainwater and have a natural insulating effect. The near-natural concept also includes a special design for the outdoor areas with newly planted bushes and trees.

Quartier 52° Nord has a total area of around 100,000 m² and has its own combined heat and power plant with efficient cogeneration, which is largely fuelled by renewable energy from biomethane. The sustainable concept also includes a 6,000 m² water basin in which rainwater is collected based on the sponge city principle. It is biologically purified by the vegetation on the banks and can return to the natural water cycle through evaporation.
