New residential space for Berlin-Neukölln: BUWOG is developing 173 apartments and a daycare centre

Construction project on the grounds of the historic Geyer-Werke: 173 new apartments on Neukölln’s Harzer Straße

With the new construction project BUWOG SET 44, an ensemble for housing and commercial property is being built on Harzer Straße in Berlin-Neukölln. In addition to condominiums, publicly subsidised rental apartments and a daycare centre are also being built.

The approximately 6,000 m² plot is located on the historic site of the Geyer-Werke, formerly Germany’s oldest film factory, where numerous film classics were produced. The complex, called BUWOG SET 44, consists of seven multi-storey buildings featuring a total of 150 condominiums, 23 rent-controlled apartments, three commercial units, an underground car park, and a daycare centre for 27 children. The construction project transforms a previously vacant commercial site into high-quality, family-friendly residential space with expansive green areas, playgrounds, and recreational areas.

Nearly all of the premium one- to four-room apartments with floor areas of 36 m² to 131 m² feature a balcony, loggia, or private terrace; 60 percent of the apartments will be barrier-free. The perimeter block development, consisting of six- and seven-storey buildings, is grouped around a diversely planted courtyard with gathering and play areas set in a natural environment. Complementing the open areas in the courtyard, two rooftop areas will be intensively landscaped and partially developed for residents as communal terraces featuring seating and planters.

With its mix of privately financed and subsidised housing, as well as a daycare centre and accompanying commercial space, the residential complex will meet a variety of needs and help ease the pressure on the housing market.”

The listed structure of the former Geyer-Werke will remain intact. For the design of the new BUWOG SET 44 development, the renowned architectural firm KSP Engel is incorporating the Geyer-Werke’s clinker brick façades and using the historic industrial architecture as a starting point for the façade design of the new buildings. The project name BUWOG SET 44 recalls the history of the film industry in the area, as well as the number 44, the former Neukölln postal delivery district (“1000 Berlin 44”).

At the beginning of the year, BUWOG completed 48 rent-controlled apartments for people with a WBS social housing eligibility certificate in a separate construction phase on the site and handed them over to the state-owned Berlin housing company HOWOGE. Construction on the BUWOG SET 44 project is scheduled to begin in October 2025, with completion expected by fall 2028. Marketing of the condominiums has already begun.
