Leipzig’s Bayerischer Bahnhof urban development area: green light for new residential construction on Dösner Weg

Work on the first segment of the Bayerischer Bahnhof urban development area can soon begin: property developer BUWOG has now won approval for its planned residential ensemble on Dösner Weg.

The Bayerischer Bahnhof urban development area in Leipzig’s Südvorstadt district will comprise a total of around 1,500 apartments, the first 222 of which can soon be built: the planning approval granted clears the way for the area that BUWOG will create on Dösner Weg.

BUWOG will develop five apartment buildings to the east of the railway line. The ensemble on Dösner Weg will consist of four six-floor apartment buildings plus a staggered floor and an 11-floor building. All of the rooftops will be equipped with greenery and photovoltaic installations. The designs for the residential ensemble originate from the renowned firm TCHOBAN VOSS Architekten (Berlin, Dresden), which has already won the Global Architecture & Design Award, the Iconic Award and – multiple times – the DAM Award for Architecture in Germany awarded by the Federal Foundation for Baukultur and the German architecture museum DAM.

With one to five rooms and a focus on apartments with two and three rooms, the apartment sizes on Dösner Weg are aimed at local demand in Leipzig. Depending on the location, nearly all of the apartments have a balcony or terrace that faces away from the street,  mostly in a south- or west-facing direction.

All of the apartments built by BUWOG are nearly or fully barrier-free and thus especially suitable for older people or people with limited mobility.

The apartment buildings face a 200-metre-long park-like green beltway that runs alongside the railway line. Future residents will have access to over 5,000 square metres of green space as well as numerous play and exercise areas for children and young people.

The plan for the sustainable outdoor area includes planting approximately 70 new deciduous trees and shrubs. The interior courtyard areas will also feature a characteristic, varied design including small flowering or foliage-rich trees (e.g. maple, ornamental cherry, ornamental apple and Swedish whitebeam). New shrubs will also be planted in the green areas to maintain habitats and feeding areas for birds and insects. Shrubs such as barberry, dog rose, hawthorn and bramble will be used here.

A connecting underground car park below the apartment buildings will remove parked cars from the streetscape: it will comprise 94 parking spaces designed for charging electric cars and the like. There will also be 444 parking spaces for bicycles.

The location along the railway line requires a special noise protection plan, which BUWOG will implement here: for example, special soundproof windows with integrated solar control glazing will be ordered for the total of around 960 windows in the new construction project. The border of the park will also be placed railway side and designed to reduce noise: this will be achieved with a planted noise barrier, which will be installed over a length of around 200 metres and provide additional relief.

As part of the construction project, Dösner Weg will be completely resurfaced and a footpath will be built on both sides for schoolchildren.

Now that approval has been granted for the BUWOG project on Dösner Weg, the preliminary earthworks can begin in 2022. The first visible building construction measures will follow in 2023. The investment totals approximately € 80 million.
