The approximately 24-hectare development known as the Pergolenviertel in Winterhude is of particular importance for urban development in Hamburg. BUWOG is now completing a new residential development next to the “Alte Wöhr” suburban train station. A total of around € 38 million has been invested.
BUWOG has been developing construction site 8b on the approximately 2,500 m² plot near Stadtpark and City Nord since 2020. Embedded in the overall development of the Pergolenviertel, barrier-free and nearly barrier-free rental apartments as well as shared apartments for occupancy by selected social organisations have been created. A total of 92 price-controlled and privately financed rental apartments and three commercial units are now complete and some already occupied.
About a third of the apartments are planned to be used in accordance with the “ViVo” concept: this includes a mix of assisted living for senior citizens, multi-generational living, residential groups for socio-therapeutic living and assorted services for people with disabilities.
In addition to the social mix, the architecture enjoys a special focus: it was selected in realisation of the guidelines of the urban planning design for the entire Pergolenviertel area. The Hamburg-based architectural firm APB. (only in German) – the winners of the architectural design competition – designed an eight-storey ensemble. With its striking clinker brickwork façade typical of the region, the building fits in well with the Hamburg cityscape. For the finely structured façade, red clinker bricks were sourced from the Emsland region and manufactured there as a sort especially for this development. Production and sourcing from northern Germany are not only visually advantageous, but also in terms of sustainability, as it was possible to reduce CO2 emissions during transport.
The sustainability plan also includes photovoltaics to generate electricity for the people in the development and green rooftops on all the buildings. Here, and in the planted outdoor areas, rainwater can seep away or evaporate and thus return to the natural water cycle. A total of 15 new trees will be planted – right in time for the planting season in autumn 2022.

Around 250 parking spaces for bicycles and cargo bikes in the underground car park make it possible to switch to non-motorised private transport. Energy is supplied to the development via the district heating network.
