There’s progress on the first part of the Bayerischer Bahnhof urban development area: BUWOG is beginning construction on the residential ensemble planned on Dösner Weg.
The excavators are in motion: On Dösner Weg, BUWOG is starting to construct five apartment buildings with a shared underground car park, for which building approval was granted in autumn 2022. This is where the first 222 units of the 1,500-apartment Bayerischer Bahnhof urban development area will be built.
The ensemble on Dösner Weg consists of four six-floor apartment buildings plus a staggered floor and an 11-floor building. The design originates from renowned planners Tchoban Voss Architekten (Berlin, Dresden).
The 222 apartments on Dösner Weg have one to five rooms with a priority of apartments with two and three rooms. Nearly all of the apartments have a garden-side balcony or terrace. The apartments are nearly or fully barrier-free and therefore particularly suitable for older people or people with limited mobility.
“I’m delighted things are now really getting underway in the Bayerischer Bahnhof urban development area,” Leipzig's deputy mayor for urban development and construction, Thomas Dienberg, says. “With the first five apartment buildings, residential construction is not only making progress in Leipzig, it’s also a significant milestone for establishing such an important urban connection between the neighbourhoods to the east and west of the area, which were once separated by the wide railway tracks.”
The apartments on Dösner Weg are designed as condominiums and expected to be put on offer as of August 2023. Around 10% of the apartments will be subject to price controls as subsidised housing. This means that they will be rented out at a cold rent of currently EUR 6.50. per sqm. Eva Weiß, managing director of BUWOG Bauträger GmbH: “Originally, we’d planned to build rental apartments on Dösner Weg, but because of the drastic increase in construction costs in the interim, it would no longer have been possible to realise the rents estimated from the time of the building application in 2019. At the same time, we have received a growing number of inquiries about family-friendly condominiums. Our result meets both challenges: on the one hand, creating condominiums for families but also developing a share of the apartments clearly committed to price controls – a highly acceptable solution.”
Immediately after receiving the building permit, BUWOG began works in November 2022. Construction of the building and outdoor facilities are expected to be completed by spring 2025.
Meanwhile, the second BUWOG urban development area, on Lößniger Straße, is preparing to announce its development plan. Negotiations on contract will start soon, thus a resolution can be passed in 2024.
