The Bayerischer Bahnhof Station in Leipzig was built between 1841 and 1844. After its destruction in the Second World War, rail operations were discontinued and the building was placed under a preservation order in 1975. Today's Bayerischer Bahnhof Leipzig urban space stretches from the Portikus in the north to Richard-Lehmann-Straße in the south over a length of almost 1.7 km and covers around 36 hectares. In 2018, the first urban development agreement was signed between the project developer and the City of Leipzig for the development of the Bayerischer Bahnhof Leipzig urban space, which formulated the rules for cooperation and secured the results of the previous agreements - based on the competition results from 2011. In 2019, the specific planning objectives, the further course of the development process and the participation and involvement of the public were specified in two additional agreements. This process was accompanied by 5 citizens' forums and a participation page. BUWOG began the first building construction work on Dösner Weg in May 2023. The development plan for the quarter at Bayerischer Bahnhof was adopted in the council meeting on September 20, 2023. The urban space is currently being developed in sections in 14 sub-areas (see map), including the new district park, which connects all areas of the developers' development area as a green ribbon from north to south.
In its two sub-areas, BUWOG is creating new living space for Leipzig in line with the overarching planning objectives:
- Sub-area 4: WOHNEN AM DÖSNER WEG with 220 rental apartments
- Sub-areas 5 and 6: STADTQUARTIER LÖSSNIGER STRASSE with around 1,200 rental apartments
- District park, approx. 6 hectares
