BUWOG is implementing a new construction project on Schlichtallee in Berlin's Lichtenberg district, creating 158 new rental apartments. The new construction project comprises around 16,000 m² of gross floor space. The building block is being constructed using a sustainable hybrid timber construction method with prefabricated elements from the system provider GROPYUS, which means that construction times are significantly shorter than with conventional construction methods. The 158 privately financed rental apartments have 1 to 4 rooms: three one-room, 63 two-room, 75 three-room and 17 four-room apartments are planned. 127 apartments will be barrier-free, and all apartments will have balconies or terraces facing the quiet courtyard, away from the railway line. The majority of the more than 400 new bicycle parking spaces will be housed in a protected basement.
The planned multi-storey timber buildings are designed as Efficiency House 55 NH and meet the criteria of the Sustainable Buildings quality seal. They comply with building class 5. All roof areas will also be extensively greened.
Redensification projects such as this one by BUWOG on Schlichtallee in Lichtenberg are a sustainable way of creating new living space where existing infrastructure allows, without sealing new land or designating new building areas. As part of improving urban density, the creation of quiet courtyards, upgrading through new plantings and sustainable hybrid timber construction are key qualities of the project. (MD)

The new construction project will create high-quality redensification as an addition to an existing building in Berlin Lichtenberg. The planned five-storey building with a penthouse floor will be oriented parallel to the existing building at Hauptstraße 61-71, creating a quiet shared outdoor area. These courtyard areas will be significantly less exposed to noise pollution than before, given the proximity of the railway line. In addition, the outdoor facilities will be upgraded with new plantings of shrubs, grasses, bushes and trees, as well as new seating and play areas.
