BUWOG Schlichtallee
BUWOG is realising a new construction project in Schlichtallee in Berlin's Lichtenberg district and creating 158 new rental flats. The BUWOG SCHLICHTALLEE new-build project has a gross floor area of around 16,000 m². The building block is being realised using sustainable timber hybrid construction with prefabricated elements from system supplier GROPYUS, which means that construction times are significantly shorter than with conventional construction methods. The 158 privately financed rental flats in the BUWOG SCHLICHTALLEE project have 1 to 4 rooms: three one-room, 63 two-room, 75 three-room and 17 four-room flats are planned. 127 flats will be barrier-free and all flats will have balconies or terraces on the quiet courtyard side, facing away from the railway line. The majority of the more than 400 new bicycle parking spaces will be sheltered in the basement.

The planned multi-storey buildings in timber construction are designed as Efficiency House 55 NH and fulfil the criteria of the Sustainable Buildings quality seal. They correspond to building class 5 and all roof surfaces will also be extensively greened.

Densification projects such as this BUWOG project on Schlichtallee in Lichtenberg are a sustainable way of creating new living space where existing infrastructure makes it possible, without new sealing or the designation of new building areas. In the course of improving urban density, the associated creation of quiet courtyards, the enhancement through new planting and the sustainable timber hybrid construction are key qualities of the project.

The BUWOG SCHLICHTALLEE new-build project creates a high-quality redensification as an addition to an existing building in Berlin Lichtenberg. The planned block building with five storeys and a staggered storey will be orientated parallel to the existing building at Hauptstraße 61-71, creating a quiet, shared outdoor area. In view of the nearby railway line, these courtyard areas will have significantly less noise pollution than before. In addition, the outdoor areas will be upgraded with new plantings of shrubs, grasses, bushes and trees as well as new seating and play areas.
