HALSKE SONNENGÄRTEN: BUWOG to complete the first three construction segments featuring 330 apartments at Saatwinkler Damm

With the HALSKE SONNENGÄRTEN development, BUWOG, in cooperation with Ten Brinke, is currently constructing 958 rental apartments in the Berlin-Spandau district, of which the first 330 units are to be completed following three years of construction. These apartments will be ready for occupancy as of November. By August 2024, the entire construction project will be finished and the public playground will be handed over to the state of Berlin.

At Saatwinkler Damm the finishing touches are now being made, the grounds are being planted, and then the new residents can arrive: the total of 958 one-to-five-room new apartments are planned for a wide range of groups of people, from students to families and the elderly. All of the apartments are designed as rentals. 191 of them are rent-controlled, one third of them barrier-free. All of the apartments have large balconies, terraces or rooftop terraces.

A special architectural feature results from the triangular shape of the site: a rounded triangular building with seven levels plus a staggered storey draws attention to the development’s entrance and directs the view to a green zone with play areas for gathering. A curved path in the development connects the individual residential buildings from here.

The project was successfully carried out by BUWOG in a very complicated period: The construction preparations in June 2020 and the topping-out in November 2021 took place in the middle of the coronavirus pandemic, and since 2022, war-related supply and material bottlenecks as well as the energy crisis have made construction difficult in numerous places. Nevertheless, the HALSKE SONNENGÄRTEN development will be completed on time.

Daniel Riedl, the member of the management board of Vonovia SE responsible for BUWOG’s operations in Austria as well as for BUWOG development in Germany: “We are delighted with the completion of this sustainable development, which with its numerous environmental, social and architectural qualities, is orientated towards people’s needs and represents an attractive new supply of urgently required residential space in Berlin.”

One focus of the neighbourhood development is sustainability. For example, the green areas will feature primarily regional plants, shrubs and over 40 new trees. Extensive green rooftops will store CO2 and rainwater, improving the microclimate and insulation. In the development, 100 percent of the precipitation can seep into the unsealed surfaces and thereby return to the natural water cycle.

The name of the development, HALSKE SONNENGÄRTEN, recalls the industrial history of Berlin. Engineer and businessman Johann Georg Halske (1814-1890) was one of the founding members of the Berlin Physical Society. Together with Werner von Siemens he founded the Telegraph Construction Company of Siemens & Halske (Telegraphen-Bauanstalt von Siemens & Halske) in Berlin in 1847.
