There is progress at the construction site in Weingarten. The groundbreaking at the site took place in July, with visible construction work beginning there following the holiday season. As a result of the clement weather, further development is successfully underway. BUWOG has now presented its plans for the work to be carried out in the coming weeks and months.
BUWOG is beginning the next phase of construction for the Martinshöfe development in Weingarten. Following completion of the preparatory work on the site of the former Schuler factory, earthworks are currently picking up pace.
What has happened at the BUWOG construction site in Weingarten up till now, and what are the next steps?
- In recent weeks, extensive surveying and test drilling have been carried out at a number of locations on site. This revealed a previously unknown concrete foundation in the ground, which has since been removed by the specialist company commissioned to do so. This has paved the way for the actual construction work to continue in the area of earthworks. When converting previous industrial sites, discoveries of such foundations, as here in Weingarten, are not unusual.
- Parallel to this, shoring and shotcrete work has begun, along with the installation of timber infill. Due to the size of the construction site, this work will take a bit of time and is expected to continue until the end of November 2025. Shotcrete is used in excavation shoring to stabilise the walls of the pit. This involves spraying concrete onto the earth wall under pressure. The shotcrete immediately solidifies the surface and prevents the soil from slipping. Outdoor temperatures and weather conditions, in particular, can influence the duration of the work, as drying times vary in this respect.
- Excavation work has meanwhile begun on site. The excavated soil will be tested for residues from the site’s previous industrial using independent multiple samples and, once approved, will be reused on site or – in the event of contamination – removed.
- Work on Lot 3 at Schussenstraße is scheduled to begin in calendar week 44, beginning on 27 October 2025. A large inlet structure will be built here, which will also result in a temporary road closure on Schussenstraße. The responsible city administration will provide information concerning this.
With the start of excavation work, Martinshöfe has reached another important milestone. We are delighted that the work is progressing according to plan. Once the excavation work has been completed, the future heat supplier TWS will be able to install geothermal boreholes across the entire site in a grid pattern beneath the underground car park, creating a network of probes up to 200 metres deep that will supply energy to the development without the use of fossil fuels.
On the approximately 3.7-hectare site in the centre of Weingarten (district of Ravensburg), BUWOG will be constructing the new BUWOG MARTINSHÖFE development in various construction phases over the next few years. It will comprise approximately 500 rental apartments and condominiums, commercial and retail space, and a square within the development with an adjacent community centre.
Commissioned by BUWOG, the company ZECH Hochbau AG will be responsible for the structural engineering of the first construction phase (A+B), which is scheduled for completion in 2028. Planning is also underway for the subsequent construction phases F+G. An application for a building permit has already been submitted for this purpose. The logistics plan for construction phases A+B and F+G has already been finalised.
