BUWOG commences construction work in Karlsruhe

In the southeast of Karlsruhe, BUWOG has begun construction for a residential ensemble. A vacant building will be dismantled in the first phase. Then BUWOG will begin constructing 154 new apartments.

In Karlsruhe, the excavators are underway between Wolfartsweierer Straße and Frühlingstraße. In implementing the established development plan and the urban development strategy of the city of Karlsruhe to create new residential space, BUWOG will build 154 new one- to four-room apartments on the property. The apartments are distributed across a block-shaped and a U-shaped building, which will bring the closed perimeter block development envisaged in the urban development plan to fruition. The designs were created by Florian Krieger Architektur und Städtebau (only in German) in Darmstadt. Facing Wolfartsweierer Straße, the façade will feature a raised ground floor visually offset by clinker slips.

The parking spaces required for the new construction project will be provided in underground car parks, allowing the courtyard areas to be used for greenery, play areas and recreational spaces. As part of the sustainability concept, rainwater can seep away entirely on site, while green rooftops on all buildings improve the microclimate, enabling achievement of the EH 55 energy efficiency standard. The façades facing the interior courtyard will be greened using hop vines.

The two four- and five-storey buildings have lifts to create barrier-free residential space, especially for older people or those with limited mobility. Almost all of the new apartments have a balcony, terrace, loggia or rooftop terrace, and some have floor-to-ceiling windows. All of the apartments are planned as rental properties and are expected to be completed in the second quarter of 2027.

BUWOG has commissioned the company weisenburger bau, an experienced regional general contractor based in Karlsruhe, to carry out the construction work. Demolition and preparatory work are currently in full swing. Earthworks are scheduled to begin in early April.
