In the midst one of Vienna's most diverse districts, a location offering space for a new type of living was completed at the end of November, the BUWOG project DECK ZEHN. From small one-bedroom apartments to large duplexes, there are a variety of apartments for every stage of life. The keys were handed over on 29 November 2023 in the presence of District Manager Marcus Franz. The new residents can look forward to modern apartments with premium amenities, their own open spaces and a variety of communal areas.
Despite a challenging year for the construction and real estate industry, BUWOG was able to abide by the completion schedule together with its competent and dependable partners. Andreas Holler, BUWOG’s managing director responsible for development, welcomed the new residents and thanked all of the partners involved in the project, including District Manager Marcus Franz, pilot project partner PlanRadar and the architectural firm BKK3, which was responsible for the building’s architecture. “We are very proud to have completed DECK ZEHN, a project in one of Vienna’s most up-and-coming areas. DECK ZEHN offers attractive, modern residential space that is optimised to meet both the private and communal needs of the residents. Here, numerous features actually support social life and create a basis for the development community,” Holler says.

State-of-the-art communal areas redefine housing and living
In the Laxenburger Straße residential building planned by the architects from BKK-3, well-conceived architecture meets a sophisticated concept that aims to meet all the demands of modern living. One- to four-room apartments ranging from 34 m² to 99 m² offer outstanding conditions for every living situation. Living, working and recreation find balance here. The building stands out due to the extensive, curved balcony fronts, which lend it character while simultaneously providing each apartment with a serviceable private outdoor area. On the rooftop of the 11-floor building, residents can look forward to a spacious communal area with a charmingly landscaped rooftop garden that can be used in a variety of ways. A co-working space meets every home office requirement and therefore enables the separation of living and working at home. Residents also have access to a sauna area, a laundry room and an outdoor fitness zone. The energy supply using district heating and building component activation is supplemented by a photovoltaic system. The excellent public transport links via Vienna Central Station (several suburban train, tram and bus lines as well as long-distance trains) ensure quick connections to the city centre, the countryside or even further afield.
Pilot project partnership with PlanRadar
As an innovative company, BUWOG always strives to press ahead with new digital solutions as well as to support proptech companies by sharing information and providing test installations. BUWOG is a pioneer in digital construction management and for many years has been using PlanRadar for documentation and reporting processes, including quality assurance, inspections, defect management, handovers and more. As a pilot partner, DECK ZEHN tested a new PlanRadar function planned for the future, which captures 360° images at every stage of construction, from the shell to the extension to the finished apartment. These images are transferred fully automatically to the exact 2D layout position in PlanRadar by recognising the position where the images were taken in the building. This function provides complete visual construction progress and as-built documentation over the project period.
