BUWOG has completed a truly extraordinary project in the prestigious surroundings of Vienna’s 19th district. The former district office at Gatterburggasse 12 combines the architectural heritage of Vienna with the demands of the present day. A unique feature of the project is the revitalisation of the former district office, which – together with the architectural firm Atelier Heiss – has been refurbished and upgraded in the classical style of the old building. The historic front of the building has been thoroughly restored, while large parts of the building have been entirely rebuilt, taking into account the traditional core of the building. A new building has also been added to the existing old building. All in all, the “Inside XIX” project comprises 116 apartments, nearly all of which were already placed by the time of completion in November. Last week, the first apartments were handed over to the new residents in the presence of Daniel Resch, the district manager.

From a district office to a luxurious dream home

The exceptional feature of the project lies in the perfect symbiosis between traditional architectural heritage and the highest standards of contemporary living. With the “Inside XIX” project, a total of 116 new condominiums have been built in Vienna’s 19th district: 15 apartments in the old building, including a penthouse, and 101 apartments in the new building. A prestigious common entrance area connects the “old” front with the “new” rear of the building. Designed by Claus Prokop, the spacious entrance area opens up the entire building and forms a visual axis for the visitor from the entrance to the greenery of the interior courtyard, which is already visible at this point. Based on the historical clock of the former district office, “time” is the central element.

All of the residential units meet the highest living standards. For example, most of the apartments in the original building feature high ceilings, double doors, oak herringbone parquet flooring and old Vienna-style fittings. The penthouse on the top floor of the original building is compelling with its optimal room layout on two levels and an impressive gabled ceiling, where the district office’s clock was one once viewed from the outside. The 101 apartments in the new building are also equipped with a smart home system and high-quality parquet flooring. All of the apartments also feature open areas such as balconies, terraces, loggias or private gardens. Common features of all the residential units in the original and the new building include smart ventilation, auxiliary floor cooling and underfloor heating, as well as high-quality sanitary facilities and fixtures. Residents can also enjoy the in-house fitness area.


Housing in a prime location

The project not only stands out due to its location in the Vienna’s upscale district of Döbling, the green environment and excellent connections to Vienna's public transport network are also important advantages. Tram line 38 stops directly at Gatterburggasse and connects Vienna's first district (Schottentor-Universität stop) directly with Grinzing. Likewise. Tram line 37 also takes you from the city centre to Gatterburggasse and, after only a few stops, on to the sports facilities of Hohe Warte and Döblinger Bad. Both tram lines offer direct access to Vienna's underground network. The nearest underground station is less than a ten-minute walk away at the Wien-Spittelau station (U4, U6 as well as various urban rail lines and regional trains). The access roads to Vienna's central through roads and city motorways can be reached in a few minutes' drive. In addition, the project has an underground car park with 119 parking spaces (partly equipped with charging stations) on three levels.
