BUWOG is building again: Vösendorf’s viéno ushers in a reversal in trend

South of Vienna, viéno, a sustainable residential quarter with around 513 privately financed rental apartments, is being built on the former Alvorada site in Vösendorf.

The last few years have been marked by a range of challenges for the construction and real estate industry as a whole and have led to a severe decline in the volume of new construction in Austria. What many would describe as a dry spell can be understood at BUWOG as getting to work: rather than burying its head in the sand, the company has made an intensive effort in the last two years to prepare a large number of projects for construction. With Vösendorf’s viéno, new construction activity has now resumed.

“As a property developer, it is our responsibility to meet the demand for urgently needed residential space. As a result of the challenging environment, this  was all but impossible since the end of 2022. We are therefore pleased that for several months there has been a slightly positive change in the market situation, which we are now taking advantage of with a new, promising project, which viéno is,” says Andreas Holler, managing director of BUWOG Group GmbH, adding: “The prerequisite for resuming new construction activities under the given circumstances is that a project generates maximum advantages for BUWOG as well as housing seekers – and we find this is the case with viéno: with its location in the commuter belt of Vienna and a volume of more than 500 privately financed rental apartments, viéno meets the basic requirements of an economically efficient new construction project and also helps respond to the considerable demand for rental apartments in the area of Vienna/greater Vienna. In the medium to long term, we are of course aiming for a return to the pre-“crisis” level of new construction – viéno marks the start of this.”

Residential living between Wienerberg and the vineyards

South of Vienna, in the area between Willi-Hafenscher-Gasse and Ortsstraße, viéno is constructing a sustainable residential development featuring 513 privately financed rental apartments on the former grounds of Alvorada. The architectural firm Gustin & Zieser Architekten is responsible for the architecture.

Between Wienerberg and the Weinberg vineyards, future residents will enjoy the advantages of city and countryside. Necessities for daily living can be found near Vienna’s city limits and close to one of the largest shopping centres in Europe. The excellent connections to the transportation network and the centre of Vienna, as well as the proximity to recreational areas, make this location stand out. As a result of an innovative energy supply using deep boreholes and photovoltaics, viéno meets the current requirements for energy efficiency, sustainability and EU taxonomy. A biotope is planned as the green heart of the residential development, surrounded by vibrant flora that beckons relaxation in any season. Once the project is completed, a wide variety of seating options will offer space for plenty of socialising with a high quality of life and modern living standards for young and old. The buildings will be connected underground via a shared underground car park with around 670 parking spaces. The entire project is scheduled to be completed in spring 2027.

viéno wins the European Property Award

At the European Property Awards 2024, which took place in London at the end of last year, viéno won in the category of “Best Residential Development 20+ Units Austria”. At the exclusive gala night, BUWOG’s project was honoured as the best project in Austria. The submission was judged by an international jury comprising property experts, architects and journalists. The projects were evaluated on the basis of fixtures and fittings, location, architecture, sustainability and innovation as well as the accompanying marketing.

That this happened with viéno even before the actual start of construction confirms the ambitious standards we set in our project development and planning. Investment offensive to bring over 1,000 new rental apartments and condominiums

BUWOG’s investment offensive totals approximately € 229 million and will ensure the start of construction on two further projects besides viéno by summer of 2025. In Salzburg, the Südtiroler development is being planned, a project with over 400 rental apartments, approximately one third of which are subsidised and two thirds privately financed. In Vienna, the Drygalski project with almost 100 privately financed condominiums is being launched. BUWOG also has a number of compelling land reserves, meaning that another approximately 500 apartments are waiting in the wings.
