RIVUS VIVERE is the final phase of the overall RIVUS project, the construction of which began in December 2015 – approximately 800 condominiums and rental apartments, privately financed as well as under the Vienna Housing Initiative, have now been completed. There is also a kindergarten and a multifunctional building featuring a local supplier, primary school, underground car park and rooftop sportsground. With the completion of RIVUS VIVERE (architectural firm PPAG), the final chapter of the RIVUS project has been achieved.
As the construction of new residential quarters always goes hand in hand with urban development, an integrative and inclusive district was developed at the Breitenfurter Straße site, aiming for the exemplary harmonisation of an individual human standard with urban density. The official handover of the keys for RIVUS VIVERE took place on 30 January 2023 in the presence of District Manager Gerald Bischof.
"We have developed a quarter here that meets every need. In addition to the residential and commercial units in the property, the adjacent square creates a direct connection to the completed infrastructure and will therefore help invigorate the development even further. We are also very proud to be able to offer premium rentals starting at just under EUR 11 per sqm at this location – something that can no longer be taken for granted in many places today, particularly in the privately financed segment,” says Andreas Holler, managing director of BUWOG in Austria, who is responsible for development.

A location orientated towards the future
BUWOG built the RIVUS residential park on the former Unilever grounds on Breitenfurter Straße in Vienna’s 23rd district. Its final construction phase just completed, RIVUS VIVERE offers apartments as well as exciting commercial space. The 296 residential units are tailored to every need and are compelling with premium BUWOG amenities and open areas such as balconies, loggias or private gardens. Apartment sizes ranging between 33 sqm and 111 sqm, distributed across one to four rooms, offer space for singles, couples or families. Retail companies, service providers and healthcare facilities will also find an area with ideal development potential here to tap into new customer groups in a manner that is sustainable and geared towards the future. A heat pump ensures an ecologically sustainable energy supply, and as a result of the photovoltaic system on the rooftop, optimal advantage can be taken of the site’s favourable solar conditions. In addition to the excellent public transport connections, an intelligent network of bicycle paths in the neighbourhood and spacious bicycle storage rooms were built as part of the sustainable mobility concept. Moreover, each parking space for cars can be optionally equipped with an electric charging station. All residential units as well as the square and its commercial areas are barrier-free accessible and can therefore be conveniently used by every generation.
“What BUWOG has created here is housing that offers both a green environment with nearby natural oases as well as marvellous infrastructure and a quick connection to the city centre,” Andreas Holler says. Recreation is provided on the one hand by the spacious green areas within the complex, but also by the surrounding River Liesing valley, the Lainzer Tiergarten and the extensive Vienna Woods. A bus station is located directly in front of the residential complex, with which the “Atzgersdorf” suburban train station can be reached in a few minutes.
Commission-free placement is fully underway, and there are still several apartments available at present.
