Based on the theme of “happy living”, BUWOG has been designing, developing and managing contemporary housing solutions in Austria that are adapted to people's needs since 1951. Over the years, BUWOG has become the leading full-service provider on the Austrian residential property market.

Having grown historically, BUWOG Group GmbH’s business model today includes the three business units Asset Management (sustainable rentals and portfolio management), Property Sales (profitable sale of individual apartments, buildings and portfolios) and Property Development (planning and construction of new buildings) and therefore covers the residential sector’s entire value chain. We take advantage of synergistic effects arising from the individual business areas in order to meet the highest quality standards for our customers.

At the beginning of the 2022 financial year, the property portfolio comprised approximately 21,500 units, with a further 7,040 units under development at this time.

Numerous awards in the areas of project development, sustainability and other areas attest to the successful activity of BUWOG Group GmbH on the property market and represent the competence, commitment and professionalism of the approximately 400 employees. BUWOG has also been a holder of the berufundfamilie seal of approval for the career and family audit since fall of 2017 and was awarded the Great Place to Work. Zcertificate in 2022. Asset Management at BUWOG is the historic core of the company’s business. This is where we pool our expertise in the areas of rentals, operation and the management of our own units. The portfolio is continuously optimised through active rental management as well as maintenance and investment measures.

Property Development

Built for the future

BUWOG’s new residential construction business encompasses the development of apartments for its own portfolio (rentals) as well as for direct sale following completion (condominiums). The activities are concentrated in Vienna, where BUWOG has numerous years of experience and excellent local market expertise, which provides a critical advantage in the early identification and acquisition of potential development opportunities.

Finding your ideal property from our portfolio

In this area of our business, we focus on the value-maximising sale of individual apartments, entire buildings and smaller portfolios from our holdings. With these properties, either the company finds that the full value potential has been reached or their profile is no longer in line with the company’s regional strategy or other factors.

Andreas Holler Managing Director

As managing director of BUWOG Group GmbH, Andreas Holler has been responsible for the areas of project development, construction management, sales and acquisitions since the end of 2013. Under Andreas Holler, BUWOG's development pipeline has been considerably expanded over the last few years – it currently has around 7,000 units under construction or in planning.

Kevin Töpfer has been with BUWOG in various positions since 2013. He has been commercial director since the end of 2019 and, at the beginning of 2022, he also took over as director of property management, i.e. the areas of portfolio management, property management and portfolio sales.

1951
Foundation

BUWOG is founded by the postwar government for the purpose of providing housing assistance to civil servants.

1957
The first major step to growth

BUWOG merges with BEWOG, which is also a not-for-profit organisation.

1970
Important milestones

BUWOG acquires the Österreichische Gemeinnützige Siedlungsgesellschaft (ÖGSG), a not-for-profit housing cooperative, and transfers the 10,000th apartment to its tenants.

2001
New era

BUWOG exits legal not-for-profit status.

2004
Privatization

BUWOG is acquired by Immofinanz AG and becomes Austria’s most renowned residential property company.

2006
Takeover of ESG

BUWOG acquires stakes in what was originally the state-owned company ESG in Carinthia, which marks the birth of the modern BUWOG.

2010
Expansion to Germany

BUWOG expands to its neighbouring country and acquires a portfolio of 2,300 apartments in Berlin.

2012
Launch of property development activity

BUWOG acquires a property developer in Berlin, thus consolidating and expanding its position in Germany.

2013
Strategic decisions

BUWOG begins actively implementing its portfolio strategy with acquisitions in Carinthia and Upper Austria and with the development of its portfolio in Germany.

2014
Further growth and IPO

Spin-off and listing of BUWOG on the exchanges in Frankfurt, Vienna and Warsaw – admission to the ATX follows; acquisition of the DGAG portfolio and integration of Prelios Germany

2016
Development in northern Germany

BUWOG, now Austria’s biggest listed real estate company, expands its new construction activities with an initial project in Hamburg.

2018
Takeover by Vonovia SE

Following acceptance of the offer for takeover, BUWOG is integrated into the DAX-listed group Vonovia SE, Europe’s leading and Germany’s nationwide residential property company.

2019
Strategic reorganisation

BUWOG is divided into three companies: BUWOG Group GmbH in Austria and BUWOG Bauträger GmbH as well as BUWOG Immobilien-Treuhand GmbH in Germany.
